ANNUAL MAINTENANCE CONTRACTS

Maintenance plans for societies, villas and businesses

A plan provides a defined contact process, agreed response targets and a written record of the property’s condition. Available plan structures, coverage considerations and exclusions are explained below. Final scope, pricing and response targets are stated in the written proposal.

Rates, coverage, response targets and inclusions are agreed after a site survey and set out in a written proposal and contract. Nothing on this page is a committed price or a guaranteed response time.

Society and building plans

Priced per flat per month, billed annually or quarterly. A minimum monthly charge applies so that small buildings remain viable to serve.

Tiers available: Essential · Standard · Complete. Which tier suits the property, and what each covers, is confirmed after the site survey and set out in the written proposal.

Each proposal states which of the following are included for your property:

  • Per flat, per month
  • Minimum per month
  • Preventive visit
  • Phone line
  • Response — urgent
  • Response — routine
  • Call-outs included
  • Labour on included call-outs
  • Materials
  • Written condition report
  • Named coordinator
  • Committee handover pack

How a plan is priced. Rates depend on the property, the equipment schedule and the response targets agreed at survey, and are set out in the written proposal.

Villa, home, shop and office plans

Priced annually per property. Larger or multi-level properties are quoted after a first visit.

Tiers available: Basic · Care · Complete. Which tier suits the property, and what each covers, is confirmed after the site survey and set out in the written proposal.

Each proposal states which of the following are included for your property:

  • Per year
  • Preventive visits
  • Phone line
  • Response — urgent
  • Call-outs included
  • Pre-monsoon check
  • Written condition report
  • Absentee-owner checks

Absentee owners. Many villas are empty for months. A periodic walk-through with photographs can be included where agreed — taps run, tanks and pumps checked, damp looked for, and anything found reported before it becomes a repair.

Factory, workshop and warehouse plans

Priced per site per month against an equipment schedule agreed at the first survey. Response targets are agreed against the site and the equipment schedule because a stopped line costs more than a dripping tap.

Tiers available: Site Essential · Site Standard · Site Complete. Which tier suits the property, and what each covers, is confirmed after the site survey and set out in the written proposal.

Each proposal states which of the following are included for your property:

  • Up to 500 m²
  • 500 – 2,000 m²
  • Over 2,000 m²
  • Preventive visit
  • Phone line
  • Production-stopping fault
  • Non-production fault
  • Call-outs included
  • Planned shutdown support
  • Equipment schedule and history
  • Named coordinator
  • Critical spares held

Coverage and response targets. Coverage for your site, and the response targets that apply to it, are confirmed after the survey and set out in the written proposal.

What an industrial plan covers

Electrical

Distribution boards, MCBs and RCCBs, factory and yard lighting, socket circuits, cable routes, isolators and control panels. Licensed work is arranged and coordinated.

Compressed air and pneumatics

Compressor routine checks, drain traps, filters, regulators, air lines, couplings and leak tracing.

Pumps and water

Process and utility pumps, tanks, level controls, pressure systems, drainage and effluent lines within scope.

Ventilation and cooling

Exhaust fans, ducting, extractors, evaporative and split units. Filter changes on schedule.

Building and yard

Roof and gutter checks, damp and leakage, shutters, doors, gates, railings, drains, hardstanding and minor masonry.

Planned shutdown

Work that cannot be done while production runs, scheduled into your shutdown window and staffed for it.

Machinery is not included. Production machinery, its controls and its spares stay with the manufacturer or your machinery contractor. Whether coordination with them is included is stated in the proposal; the work itself is not.

Office IT maintenance plans

Priced per site per month by the number of machines covered. Covers the office's computers, printers and network — scheduled servicing, a support line and a response time.

Tiers available: IT Essential · IT Standard · IT Complete. Which tier suits the property, and what each covers, is confirmed after the site survey and set out in the written proposal.

Each proposal states which of the following are included for your property:

  • Up to 5 machines
  • 6 – 15 machines
  • Over 15 machines
  • Scheduled service visit
  • Support line
  • Remote support
  • On-site response
  • On-site visits included
  • Backup check
  • Printer servicing
  • Network health check
  • Asset register
  • Loan machine during repair

Hardware and consumables are not included. Replacement parts, machines, ink and toner are supplied and charged separately. The plan covers labour, servicing and response, not the equipment.

On backups. A plan includes checking that a backup is running and restorable. It does not make PRESTA responsible for your data. Where no backup exists, that is reported at the first survey and quoted — it is the most common finding and the most expensive one to ignore.

Response times, and what they mean

Response categories: each proposal defines the categories that apply to your property and what each one covers. Categories, target windows and any out-of-hours arrangement are confirmed after the site survey and set out in the written proposal.

Each proposal states which of the following are included for your property:

  • Emergency
  • Urgent
  • Routine

Response means attendance, not completion. A technician attends within the stated time, makes safe and diagnoses. Completion depends on parts, access and the nature of the fault, and is reported at the time.

Out-of-hours requests. Phone-line availability and handling of out-of-hours requests are agreed after survey and stated in the written proposal. No 24-hour or immediate-response service is promised on this website.

Start with a survey

Every plan begins the same way — a visit, a written condition report, and a quotation for anything found. The survey is chargeable and credited only where the quotation states it against the first year of any plan taken.

Society committees: ask for the committee pack — scope, response times, exclusions and rates set out in one document for circulation before a decision.

Contract terms — term, renewal, payment, cancellation and scope changes — are set out on the maintenance contract terms page.
