Appliance and AC maintenance plans
Structured per property by the number of units covered. AC servicing is normally the core of the maintenance scope — an unserviced unit loses cooling, runs longer, costs more to run and fails sooner.
Tiers available: Home · Villa · Property. Which tier suits the property, and what each covers, is confirmed after the site survey and set out in the written proposal.
Each proposal states which of the following are included for your property:

What an AC service actually is. Filter clean, coil clean indoor and outdoor, drain line clear, gas pressure check, electrical check, mounting and vibration check. Not a wipe-down. If a service takes fifteen minutes it was not a service.
Why Goa is hard on air conditioning
- Salt air corrodes outdoor coils on coastal properties, sometimes within two seasons. Coil condition should be inspected, not assumed.
- Humidity fills drain trays and lines. A blocked drain is the most common call, and it presents as water on the wall rather than as an AC fault.
- Monsoon shutdown then sudden heavy use. Units left off for months and switched on in March fail at the worst moment. The pre-monsoon and post-monsoon checks exist for this.
- Absentee properties. Units unused for months develop mould in the blower and smell on first use. A running check during the empty months prevents it.
What is not included
- Replacement units, compressors and PCBs. Quoted separately where included in the approved service scope.
- Refrigerant gas, and any gas where a leak repair has been declined.
- Installation, relocation and new points. Quoted as work, not covered by a maintenance plan.
- Ducted, cassette and VRF systems unless specified at survey. Split and window units are the standard plan.
- Appliances not listed on the plan schedule. Every plan starts with a schedule of what is covered, by location and model.
